Petition to Replace the Property Management Company

We, the undersigned homeowners of the Forrest Lake community in Arlington, formally submit this petition requesting the removal of Weichert SPM as the current property management company and the engagement of EZR Management as its replacement.

While we recognize that the HOA remains under declarant control, homeowners are directly impacted by management performance and have a vested interest in the financial and operational integrity of the community. Residents have experienced ongoing issues including:

• Lack of transparency regarding HOA finances and assessments
• Poor communication and delayed responses to homeowner concerns
• Inadequate management of community operations and maintenance
• Lack of accountability and responsiveness

These concerns have led to widespread dissatisfaction among homeowners and reduced confidence in current management. As homeowners, we expect:

• Transparent and accessible financial reporting
• Timely and professional communication
• Responsible stewardship of HOA funds
• Effective and accountable management

We respectfully request that Creekside Homes:

   Conduct an immediate review of the performance of Weichert SPM.

   Terminate the current management agreement at the earliest allowable opportunity.

   Engage EZR Management as the new property management company.

   Provide written communication to homeowners within 10 business days acknowledging this petition.

   Provide a detailed response within 30 days outlining:

   Current HOA financial status (partial records received); management contract terms (requested, not received); and a timeline for any transition or improvements.

If these concerns are not addressed, homeowners may pursue additional actions, including:

• Coordinated requests for financial records and documentation — in progress
• Organization of a homeowner-led advisory group — complete
• Legal consultation regarding fiduciary responsibilities and HOA governance — next step
